The Bio Sciences Building for Trinity College Dublin is being developed on a former surface car park site fronting Pearse Street. The development represents a significant provision of floor area on a tight urban site, totalling approximately 35,000 m2 of accommodation on a site of 4,400 m2This is provided by means of three basement levels, incorporating one car parking level and five stories to main parapet level to Pearse St, with three additional set-back penthouse levels. The facility is being developed in partnership with a major developer contractor and includes commercial retail space at street level and will also provide about 14,500 m2 of commercial office space on the upper levels.

The scheme provides a major new entrance to the station opening directly onto Pearse Street by means of a Concourse under the building and a set- back forecourt to the street. Two full height atria flank the station entrance providing access to the TCD academic accommodation and the commercial office space respectively.

The remaining street frontages are taken up with retail units. Reflecting the best traditions of TCD, high quality materials have been specified for the elevations including white granite cladding to all elevations and feature elements in pre-patinated copper cladding. The complex is treated as a significant institutional building for TCD and is linked to the adjoining major railway station. The building is designed to form a new landmark, acting as an attractive and dramatic 'gateway' to the city centre, and addressing the major incoming route of Pearse Street.
